While your REALTOR prepares the paperwork for your sale, you may decide to hire a professional home and/ or pest inspector to perform pre-listing inspections. It is wise to be aware of any problems with your property before a potential buyer conducts his or her own inspections. It also helps you price your property realistically as you view it through the eyes of a third party.
If you are aware of any problems you can fix them ahead of time and eliminate potential problems before they arise. You will be able to present your buyers with a copy of the inspection, along with receipts of any repairs, and alleviate concerns they may have.
Your next job will be to clean up the outside. Take a good look at how your home looks from the street. Keeping the walkways clean and the grass cut makes a good first impression. If needed, wash the windows, both inside and out, and wash or paint the exterior of your home.
Next touch up the interior, by washing or painting the walls, washing bathroom tiles and all floors and deep clean the carpets. De-clutter, clean out the garage, attic, closets and the basement. Replace kitchen and bathroom fixtures and fittings that are leaking or worn.
Before a prospective buyer comes to view your home, you may want to place a bowl of scented potpourri or light a candle to eliminate odors. Baking home made bread, cinnamon rolls, or cookies in the oven gives off a great aroma as well.
